Yeoh Fang Rui, BSc in Real Estate student.

My Name is Yeoh Fang Rui and I am a Final Year Student in BSc(Hons) Real Estate. During my summer break, I had the privilege to be offered an internship under Centre Management Services in Sunway Group. In this department, I have gained many valuable insights regarding the planning, development,... coordination, management, and enhancement of retail malls.
Besides, I also had cross exposure training under Operations, Technical Services and Marketing. In Operations, I was taught how to identify and solve operational issues within the mall. I was also involved in several pre-opening inspections and was taught to identify and avoid any potential operational issues that may arise. In Technical Services, I was given a detailed tour around Sunway Pyramid to thoroughly understand what are the technical systems within a mall and their respective functions. Lastly in Marketing, I was given a task to research about the Upcoming E-Commerce and O2O trends.
My internship journey contained many elements that relates to what I have learnt in UoRM especially in the planning and management context; being on the field certainly was an eye opener for me. Here I would like to express my heartfelt gratitude to all my seniors for their patient guidance and unconditional support throughout my internship. Daphne You, BSc in Real Estate student.

I am Daphne and I am a 2nd Year BSc Real Estate student at the University of Reading Malaysia.
This summer break I had the privilege to intern at KGV International Property Consultants in Johor Bahru. My internship at KGV has been a real ...eye-opening experience. As a Property Valuation Executive intern, I had the opportunity to handle different cases by myself and also to be directly involved in different stages of the valuation process, from inspection to drafting valuation reports. Moreover, KGV has also taught me how to better manage my work and to prioritize deadlines.
I found that the Real Estate program offered at UORM is well structured and beneficial. Students at UORM have abundant opportunities to engage with practitioners through weekly guest lectures and field trips organized by the School. Besides, students get to work on real-life projects so that they can be fully prepared and familiar with the local context.
The internship at KGV was filled with valuable experiences and unforgettable memories. Hi, my name is Sylvia, a second year BSc Real Estate student at UoRM and I’m currently doing my summer internship in the property management department at Hartamas Asset Management Sdn Bhd.
Interning with Hartamas had given me the chance to explore so much more about the real estate sector than I’m able to learn in the classroom. It’s a great opportunity for me as I was ... able to develop practical skills and gain valuable hands-on experience in property management aspect such as liaising with contractors, building owner as well as tenants, monitoring the condition of property and also recommending on ways of improving the assets and facilities.
The BSc Real Estate program at UoRM really benefited me a lot in my internship. The lecturers are all experienced and highly qualified. I am Maegan from University of Reading and currently studying BSc Real Estate Year 2. I am doing my internship in Hartamas Real Estate in the Industrial Property Department.
I am assigned four main job scopes which are cold-calling owners of factories/warehouses/land in Klang Valley and communicate with owners to rent or sell their properties ...for more details such as build-up area, land area and power supply. I will also make cold-calls to targeted clients for their requirements, advertising listing on the portal and prepare proposals for clients. I will follow my superior and colleagues for site visits and they are always willing to teach me about property details I have to pay attention to, such as building specifications (ceiling height, load bearing, security and setback), land matters, government applications and local authority regulations. They give me many opportunities to handle real life cases, which I am very grateful.
The knowledge I have learnt in my course are so useful and applicable to my internship. Besides, our lectures always shares their real-life experience and motivate us to learn from every aspect of real estate, not only valuation but also management and agency. Hi, my name is Wai Mei Qin and I am a first year BSc Real Estate student at UoRM. I am currently doing my summer internship with Savills (Malaysia) in the agency department, mainly focused in World Occupier Services. ...In this department, I was taught about the role of being a tenant representative and landlord representative. My job scope includes preparing office proposals for prospects, contacting agents to enquire building information and preparation of legal documents. Throughout my internship period, I followed my superior and colleagues for site viewings and they are always willing to teach me about property details such as building specifications (types of flooring system, air-cond installations, signage visibility, etc.), communication between landlord & tenant and local authority regulations. I am honoured to be involved in real life projects and have gained many valuable insights regarding the process of office leasing from pitching, tenant’s appointment, signing agreements, procurement stage to office handovers. In university, our lecturers always encourage us to explore more about the real-life market situation by inviting industry experts for guest talks or news sharing, which was applicable for my internship and it helps me to adapt to the working environment at ease. Tee Jun Shen, BSc in Real Estate student.

Hello, my name is Tee Jun Shen, currently a first-year student in BSc Real Estate at University of Reading Malaysia. During this summer break, I was given a precious opportunity intern in the Valuation Department of Nawawi Tie Leung Property Consultants. In this department, I was very fortunate to gain some workplace skills, through both theory and real-life practices. My scope of work focused on contacting various parties such as bankers, clients, solicitors and agents to obtain relevant information before conducting property inspection and drafting the valuation report. ...Throughout this internship, I found that conducting an inspection for a property is a critical element in valuation to know the actual market condition of the subject property and its surrounding neighbourhood. Apart from that, I drafted valuation reports ranging for residential, commercial and industrial properties, with some guidance from my mentors and supervisors. UoRM taught me well to deal with practical work cases before my internship. The lecturers shared their expert knowledge by conducting real-life projects and assignments for students. Similarly, the guest lectures given by renowned practitioners in this industry enabled us to be more familiar with the workplace and industry events. Ali Imran, BSc in Real Estate student.

Hi, I am Ali Imran currently a student in BSc Real Estate. During my summer break, I was given the opportunity to intern with CBRE | WTW at their KL office. I was rotated to each department starting from Property Management, where I was given a huge opportunity to be involved in the site work at Menara TM. I conducted physical inspections for due diligence reports in the first month of my placement. This exposure taught me about maintenance culture for such buildings that require thorough and well-planned management from top to bottom. I learnt about building and planning fundamentals from my degree, and experiencing the physical work during my internship has expanded my views and deepened my understanding. ...I proceeded to the Research and Consultancy department where I was tasked on a presentation to help trainees familiarise with data and numbers gathered from NAPIC and to understand the current market situation. I was also doing call ups and gathering information on properties which helped me develop practical skills by engaging with clients. Through the real estate degree offered by UORM, I gained beneficial skills in this field where they trained us to be well-equipped in the industry. UORM have structured their whole degree with various engagements through guest speakers from the industry as well as field trips. Chloe Foo, BSc in Real Estate student.

Hi there, I am Chloe Foo, a BSc Real Estate student in University of Reading Malaysia. During my summer break, I completed my first-year internship in a conveyancing firm in Johor Bahru, C.S. Tam & Co. During my internship, I was exposed to how real estate and the law coincides. The knowledge I gained from General Introduction to Law and Introduction to Property Law as well as other real estate modules further eased my understanding when assisting the lawyers in reading, drafting and amending agreements. ...I was able to be involved in various legal procedures. The full process was more complex than what I expected. Not only did we have to communicate with our clients and the other parties’ lawyers, but we also had to contact the bank and local authorities from time to time to ensure that the entire process of land documentation went smoothly. I was given a chance to liaise with clients and attend virtual meetings held with clients. Apart from that, my internship also allowed me to train my soft skills. I learnt to communicate with people through the phone in a professional manner and write e-mails to different parties formally. The lawyers and colleagues gave me full guidance throughout my internship and corrected me when I made mistakes. I'm Tai Wei from BSc Real Estate, University of Reading Malaysia. I am grateful for the internship opportunity with C.H. Williams, Talhar, Wong & Yeo in Miri, Sarawak after my second year exams. It was a wonderful experience whilst learning valuation and building upon my existing knowledge particularly the process of valuation, physical buildings and legal interests in a real property, economic factors, etc. I had a taste of real life valuation work in conducting valuation in residential and commercial properties using the Comparison Method and through Cost Approach for financing, i.e., bank loan purposes. I have gained knowledge on Sarawak law provisions in relation to real property, and experience on on-site inspection of land and buildings in drafting valuation reports. I cherish the opportunity to be involved albeit indirectly in the valuation of the oil palm plantation site of a listed company. I had exposure to the field of auditing, under the case of an established local hotel too. ...It was a remarkable experience at WTWY learning with Sr Lim, the director of the valuation department of Miri branch. The science of valuation encompasses a diverse variety of fields, principles of study, yet he was able to convey the key ideas most effectively. My study at the university allows me to appreciate principles of valuation systematically, and my knowledge was enhanced with this hands-on working experience. Hi, my name is Chai Ziyi and I am a graduate of BSc Real Estate in 2022. Throughout my studies at University of Reading, the well-structured Real Estate programme has provided me with a solid foundation of the real estate industry in both local and global context. The programme exposes students to a broad spectrum of real estate-related knowledge including property valuation, management, law, planning, economics and finance. Due to its extensive curricular coverage and recognition by professional bodies (i.e., BOVAEA, RICS, RISM and SISV), the programme provided students with ample employment opportunities upon graduation.... Prior to official graduation, I had the privilege to be offered a position as executive of Graduate Trainee Programme (GTP) at Knight Frank Malaysia. This 2-year programme enables graduates to learn and grow through rotation in 4 different departments, gaining exposure to multiple facets of the industry. During my first rotation at property management department, my core responsibilities include performing administrative tasks, liaising with contractors, enhancing landlord and tenant satisfaction, as well as providing high-quality services and facilities through cost-service trade-offs. The fundamental reason for choosing University of Reading Malaysia was because of its solid and exceptional foundation in its Real Estate course. All my lecturers were accomplished scholars in their field of interest; they were able to provide insightful teachings and incorporate real life scenarios into our learning materials, which shaped us to be well rounded in real estate knowledge and helped us progress to the best of our abilities. The transition from physical to online classes during the first two years of my degree was no doubt a difficult period for me and my peers, but it helped enhanced my independence and confidence in learning. My lecturers were attentive to my class's wellbeing and were always ready to offer both studying and personal advice to help students cope. ... Apart from academic lectures and interactive discussions, students were also able to chitchat with the lecturers casually which created a very engaging, comfortable learning environment. It’s sad to part ways with my university life but I’m glad that I’ve made the best out of these years. My advice to fellow and prospective student’s is don’t be afraid to try everything and enjoy what you have to the fullest! As the pioneer batch of students who joined University of Reading Malaysia at the inception of its BSc Real Estate course back in 2015, I continue to look back proudly as an alumnus and affirm it was the right degree choice after joining the workforce for 3 years.
Currently, I am a Senior Executive serving the Advisory & Transactions (A&T) business line within CBRE|WTW, specialising in Office Leasing and Capital Markets. Key deliverables of my role include formulating and ... executing bespoke real estate strategies via process-driven approaches to achieve optimum transaction outcomes for clients. It's no doubt a challenging but immensely rewarding role.

The most interesting aspect of my job involves office viewings, scrutinizing building specifications and contractual terms (mind you, it’s actually very intriguing!) and dabbling with programs for proposal presentations....
What I found most beneficial to my career from the programme at UoRM was that it has helped me develop problem solving skills through critical thinking (Academic Skills was a compulsory subject during Foundation, thank you) and preparing myself for the workforce with work-related experiences shared by Henley Business School Malaysia’s lecturers through site visits and in-class topic related examples. My advice to current and prospective students would be to see every opportunity as a learning experience. If you don’t know it, you find out. It has all been done before – dig the past, do your research. See what worked and how things can improve. As mentioned by Santayana, G. Terry Law, Graduate of BSc Real Estate (2019).

"Hey! My name is Terry and I graduated with a degree in Real Estate, University of Reading in 2019. I’m currently working as a valuation executive for KGV International Property Consultant located in Johor Bahru. My job routine includes valuation of all kind of properties such as residential and commercial buildings for either loan financing, foreclosure, management or stamp duty appeal purposes. Moreover, I would also engage with ... bankers to estimate the market value of properties. Apart from these, taking good care of the interns by mentoring and providing them the right hands-on knowledge in this industry is also part of my job. For instance, I am really glad that I have the opportunity to provide my experiences and practical knowledge to both Shawn and Daphne who also from UoRM during their internship at my firm.
The Real Estate programme offered at University of Reading is very well-structured and it gives diverse exposures to the local real estate industry. What I learned from the programme is closely linked to my career, especially the Project modules in Year 1 to Year 3. The Project modules allows us to construct comprehensive valuation reports that analyse both investment and market value of real-life buildings has significantly provided me a great head-start in my career. The programme opens up abundant career opportunities as it is accredited by the Board of Valuers, Appraisers, Estate Agents and Property Managers Malaysia (BOVAEP), the Royal Institution of Chartered Surveyors, UK (RICS), the Royal Institution of Surveyors Malaysia (RISM), and the Singapore Institute of Surveyors and Valuers (SISV).
The University of Reading Malaysia works closely with industrial players to make sure the syllabus is relevant to the dynamic nature of the real estate industry. "I’m Kelly and I graduated from BSc Real Estate program in 2018 as the pioneer batch of students in University of Reading Malaysia. The extensive modules offered in Reading University was very hands on which helped develop the practical skill set needed for me to further propel my career. I first joined Knight Frank Malaysia as a graduate trainee where I was given the opportunity to explore different service lines within the company – Valuation, Office Strategy and Solution (Office Leasing), Capital Markets and Property Management. The two-year program helped shaped my ... perspective and provided an unparalleled breadth of opportunities from an extended portfolios of ongoing projects, pitches and clients. Fast forward to my current role in Office Strategy and Solution, I am part of the tenant representation team where I consult companies ranging from start-ups SMEs to MNCs with their real estate requirements – conducting lease negotiation and restructuring of tenancies. In hindsight, the curricular offered and invaluable insights offered by lecturers truly helped shaped our understanding of the Real Estate industry.
